Shorter sits on U.S. 80 in western Macon County, at the eastern end of Alabama's Black Belt, where the Selma Group chalk finally runs out.

The far end of the chalk belt

Shorter is a town in western Macon County along U.S. Route 80, about 24 miles east of Montgomery and 15 miles west of Tuskegee, with a population of 385 at the 2020 census and an elevation of roughly 243 feet. It incorporated in 1984. Alabama State Route 138, a connector under a mile long, links Interstate 85 at Shorter to U.S. 80, which is what makes the town easy to reach from either direction.

The geological Black Belt is a narrow crescent following the outcrop of the Selma Group chalk, roughly twenty to twenty-five miles wide, running from east-central Alabama west toward Mississippi. Its eastern end lands near the intersection of Bullock, Macon and Russell counties. That puts Shorter inside the belt but close to its margin, and the Alabama Natural Heritage Program's survey work found that Black Belt prairie was much less abundant in the eastern third, in Montgomery, Macon, Bullock and Russell counties, than farther west. Chalk-derived clay is present here. It is not universal.

A town sitting on a drainage divide

The center of Shorter lies on a low ridge that drains south to Cubahatchee Creek and north to Calebee Creek, both west-flowing tributaries of the Tallapoosa River. Sitting on a divide is generally favorable, because water leaves in both directions rather than collecting. But it also means the two sides of town shed water differently, and a lot near the top of the ridge and a lot near either creek bottom are not comparable sites.

What expansive clay does to a house

Where those clays are present the mechanism is straightforward and worth understanding, because it explains the symptoms. Smectite clay takes on water and swells, then dries and shrinks, opening cracks in the ground. Soil scientists classify many of these Black Belt soils as Vertisols, and the classic series names recur across the region: Sumter, Houston, Oktibbeha, Vaiden, Demopolis. The USDA describes Houston and Okolona soils as having very high shrink-swell potential.

A footing sitting in that soil rides the cycle. Because moisture is never uniform around a house, with one elevation shaded, one under a downspout and one baked by afternoon sun, the movement is differential rather than uniform, and differential movement is what cracks buildings. A house that moved up and down evenly would show nothing at all.

Practical steps in Shorter

  • Keep soil moisture around the perimeter as even as you reasonably can through the year
  • Get roof water away from the footing rather than letting it soak one corner
  • Avoid letting the ground next to the house bake bare and crack open in late summer
  • Watch cracks seasonally and record whether they open during the dry months
  • Note which side of the ridge you are on and where your runoff goes
  • Have elevations measured before agreeing to any lift target

Depth is the argument

Underpinning in expansive soil has to reach past the active zone, the depth at which seasonal moisture change stops mattering, to find stable bearing. Piers that stop short of it will ride the same cycle the footing was riding. A proposal that does not state a target depth, or a target torque for helical piers, is not specific enough to compare against another one. Ask for the number and ask what happens if the pier does not reach it.

Ask as well whether the contractor covers this end of Macon County routinely. Twenty-four miles from Montgomery is an easy run on I-85, but not everyone works east of the county line.

Trees and expansive clay

In Black Belt soil, mature trees are a foundation variable in a way they are not on sandy ground. A large hardwood in leaf moves a substantial volume of water out of the soil every day, and it takes it from wherever the roots reach, which is generally at least as far as the canopy is wide. During a dry late summer, a tree close to the house dries the clay on that side while the shaded side stays damp, and the resulting moisture gradient produces exactly the differential movement that cracks buildings.

That does not mean cutting the trees down. Removing a large tree that has been drawing water from beneath a foundation for thirty years can cause its own problem, because the soil rehydrates and swells, sometimes producing heave worse than the settlement people were trying to solve. The sensible middle ground is knowing which trees sit within a canopy width of the structure, watching whether cracking correlates with dry summers, and managing moisture on that elevation deliberately rather than letting it swing.
