Foundation Inspection in Montgomery County, Alabama

Before anyone quotes a number, somebody has to figure out what the ground under your house is doing. In Montgomery County that answer changes depending on which side of town you are on.

Why an inspection here is a geology question first

Montgomery County is not one landscape. The U.S. Geological Survey describes the county as covering parts of four separate divisions of the Coastal Plain: Pleistocene river terraces left by the ancestral Alabama River across the northern part of the county, the Black Prairie belt, the sandier Chunnenuggee Hills toward the south, and the active floodplains of the Alabama and Tallapoosa. The rock beneath is Late Cretaceous, running through the Mooreville and Demopolis chalks, the Ripley Formation, the Prairie Bluff chalk and the Providence sand of the Selma Group.

That matters because a house sitting on chalk-derived clay behaves nothing like a house sitting on terrace sand and gravel two miles away. Add the neighboring counties and the spread widens further: Elmore County north of the river sits in Fall Line Hills sands and gravels, while Lowndes County to the west is core Black Belt Vertisol clay. A good inspection identifies which one you have before recommending anything, and a bad one applies a single template to all of them.

What actually gets looked at

A thorough foundation inspection on a Montgomery-area home walks three loops: the exterior grade and drainage path, the interior floor plane and openings, and the crawl space or slab perimeter. Each produces different evidence and none of the three substitutes for the others.

The exterior loop is often the most useful and the most frequently skipped. It looks at whether the ground within the first ten feet of the house falls away from it, where every downspout discharges, whether beds and mulch have been built up above the brick ledge or weep holes, whether patios and drives have settled back toward the structure, where irrigation zones run, and where large trees sit relative to the foundation. It also looks for the physical evidence of past water: silt lines, erosion channels, washed-out mulch, staining on the wall.

The interior loop maps the floor plane and the openings. Crack patterns get photographed and located, because a stair-step crack in brick veneer, a horizontal crack in a block wall, a diagonal crack above a door header and a hairline shrinkage crack in a garage slab are four different conversations. Doors and windows get checked for square. Gaps between trim and finish surfaces get noted.

The crawl space or slab perimeter loop is where the structure is actually visible. In a crawl space that means probing sill plates, band joists and beam ends for soft wood, checking piers for leaning and mortar loss, looking at joist sag and shimming, reading ground moisture, and noting whether a vapor barrier exists and whether it is intact. On a slab it means walking the exposed perimeter and looking at the stem wall or slab edge for cracking, spalling and exposure.

The elevation survey is the part that matters most

Everything above is qualitative. The elevation survey is not. Readings taken across the floor plane at multiple points, using a laser level or a manometer, produce actual numbers: how much differential exists, where the high point is and where the low point is. That is what separates a house that is out of level because it was built that way from a house that is moving, and it is what makes any future measurement meaningful.

It also tells you which mechanism you are dealing with. A low perimeter with a relatively high interior generally indicates settlement. A high interior with a comparatively low perimeter generally indicates heave, which in expansive clay is common and which calls for a different remedy entirely. Without numbers, that distinction is guesswork, and getting it backwards means paying for the wrong repair.

Signs that make an inspection worth booking

  • Doors and windows that stick seasonally, then release
  • Diagonal cracks running from the corners of door and window openings
  • Stair-step cracking in brick or block, especially near a corner
  • Gaps opening between crown molding and ceiling, or baseboard and floor
  • Floors that feel soft, sloped or bouncy in one room
  • A chimney or porch column separating from the main wall
  • Standing water against the foundation more than a day after rain
  • A musty smell that is strongest near a floor register or an exterior-wall closet
  • An unexplained increase in the water bill, which can indicate an under-slab leak

What you should walk away holding

A useful inspection produces a document, not a verbal summary and a price. At minimum you want the elevation readings with the measurement locations identified, dated photographs of each observed defect, a statement of what the inspector believes is causing the movement, and a scope of proposed work tied to that cause. If drainage or grading work is being recommended, it should be described specifically enough to price separately.

You should get that document whether or not you hire the contractor, and it is fair to ask about that before they come out.

Questions worth asking whoever comes out

Ask what the inspection costs and whether it is credited toward the work. Ask whether the elevation survey and photographs come to you in writing regardless of whether you hire anyone. Ask what they think is causing the movement, not just what they propose to install, and ask what would change their mind. Ask whether a structural engineer's opinion is warranted, and take the answer seriously either way.

And ask for the license. Alabama regulates residential work through the Home Builders Licensure Board when the cost of the undertaking exceeds ten thousand dollars, and that record is public and searchable.

When to bring in an engineer instead

Most foundation problems do not need a licensed professional engineer. Some do. A wall that is bowing or has horizontal cracking, movement that is progressing quickly, a structure where a previous repair has failed, an unusual or heavily modified structure, or a situation where you expect a dispute with a builder or an insurer are all cases where an independent engineer's report is worth what it costs. An engineer selling no repairs has no stake in the scope, which is precisely the point.

What an inspection cannot tell you

It is worth knowing the limits, because they shape how much weight to put on a single visit. An inspection is a snapshot. It captures the house on one day, in one season, at one point in a soil moisture cycle that runs a full year. A slab measured at the end of a wet February and the same slab measured at the end of a dry September can read differently, and neither reading is wrong.

An inspection also cannot see through concrete or soil. Voids beneath a slab, the actual depth to competent bearing, the condition of under-slab plumbing and the extent of fill are all inferred rather than observed, which is why proposals sometimes change once excavation begins. A contractor who says the depth is an estimate subject to what they find is being accurate, not evasive. What matters is whether the contract says how a change in depth affects the price.

Finally, no inspection can date the movement. A house that is three quarters of an inch out of level may have arrived there in the last two years or over the previous forty. Only repeated measurement over time answers that, which is why the first survey is valuable even if you do nothing else with it.
