Drainage and Grading Correction in Montgomery County, Alabama

Almost every foundation problem in this county is a water problem wearing a different hat. Fixing the water is often the cheapest structural work you will ever buy.

Fifty-two inches a year has to go somewhere

Montgomery averages roughly 52 inches of precipitation annually with no true dry season, though September and October usually run the driest stretch. That pattern is hard on foundations in a specific way: the soil around the house takes on water for most of the year, then dries hard in late summer. On clay that swells and shrinks, that is an annual expansion and contraction cycle working directly against the footings.

Grading and drainage work does not stop rainfall. It controls where the water goes, and keeps that cycle from happening right against the house. That is a narrower goal than people expect, and it is achievable at a fraction of what structural repair costs.

The usual failures, and how to spot each

Negative grade is the most common. Soil settled, or was placed, so the ground slopes toward the wall instead of away from it. The target is roughly six inches of fall over the first ten feet. You can check it with a string line and a level in twenty minutes.

Downspouts discharging at the footing put the runoff from an entire roof plane into the worst possible place. A thousand square feet of roof sheds a remarkable volume in a one-inch rain, and concentrating that at one corner of a house is a reliable way to create differential soil moisture.

Raised beds and mulch edged with timber or block, then filled above the brick ledge or weep holes, trap water against the wall and block the drainage path the masonry was designed to have. This one accumulates so gradually that homeowners rarely notice they have done it.

Settled hardscape means patios, walks and drives that have dropped toward the house and now redirect sheet flow inward rather than away.

Flat lots south and west of the city simply have nowhere for water to fall to, which turns a maintenance problem into a design problem.

What correction actually involves

Re-establishing positive grade means bringing in fill, usually a clay-bearing soil rather than topsoil or sand, and shaping the first several feet around the house to fall away. Topsoil is the wrong material at the wall because it is porous and holds water; the intent is to shed water at the surface, not to filter it downward against the foundation.

Downspouts get extended and tied into buried solid pipe carried to daylight or to a pop-up emitter well clear of the structure. Solid pipe, not perforated: perforated pipe carrying concentrated roof runoff simply distributes that water back into the soil along its length, which is the opposite of the goal.

Where a swale can be cut, it is cheaper and lower maintenance than pipe and should generally be the first option considered. Where a lot is flat and holds water, a catch basin and drain line, or a French drain, moves it. Where flow arrives from higher ground, a curtain drain uphill of the house intercepts it before it ever gets there, which is frequently the single most effective intervention available on the rolling ground around Millbrook, Wetumpka, Deatsville and Prattville.

Cheap things worth doing first

  • Clean the gutters and confirm every downspout actually discharges past the drip line
  • Pull mulch and soil back below the brick ledge or weep holes
  • Walk the yard during a hard rain and photograph where water stands
  • Check that irrigation zones are not soaking one elevation more than another
  • Look at whether the air conditioning condensate line is dumping at the slab edge
  • Clear the driveway culvert if you have one
  • Check that a neighbor's downspout or drive is not routing water onto your lot

The discharge point is the hard part

Every drainage design lives or dies on where the water ends up. A drain that discharges into a low spot that backs up is a pipe full of standing water. A drain with insufficient fall never runs. On flat ground, finding a legitimate discharge point can be the most difficult and most expensive element of the design, and it is the element most often glossed over in a quote.

Ask exactly where the water will exit, walk to that location, and look at it. Ask what the fall is over the run. Ask what happens during a heavy storm when the receiving area is already saturated. If the answer is vague, the design is vague.

Do not over-drain expansive clay

In Black Belt soil there is a counterintuitive risk. The goal is stable, moderate soil moisture around the perimeter, not bone-dry soil. Drainage that strips moisture out from beside the footings during an already dry late summer can accelerate the shrinkage that causes settlement in the first place. The correct target is evenness through the year: water moved away in the wet months, and soil not allowed to bake and crack open in the dry ones. In a severe dry spell, a soaker hose run well back from the wall and used lightly is a legitimate tool.

Sequence and expectations

Drainage work is worth doing before structural work in almost every case where both are indicated, for two reasons. It is cheaper, and it removes the variable. A house that stops moving once the water is controlled did not need piers. A house that keeps moving after a full wet and dry cycle with correct drainage has demonstrated the need for them, and now the piers will be protected rather than fighting an ongoing condition. Ask for elevation readings before the drainage work and again a year later.

Drainage systems need maintenance, and rarely get it

Everything installed underground is out of sight within a day, which is exactly why these systems quietly stop working. A maintenance habit keeps them functioning for decades instead of years.

Clean gutters at least twice a year, and more often under heavy tree cover, because a gutter that overflows sends the entire roof plane's runoff to the ground at one point regardless of how good the drainage below is. Check every downspout discharge and pop-up emitter after a hard rain to confirm water is actually coming out. Walk the swales and confirm they have not been filled in by mulch, sediment or landscaping. Clear the driveway culvert if you have one. And after any landscaping work, re-check the grade in the first ten feet, because that is where a well-meaning crew most often reverses the fall while adding beds.

If cleanouts were installed on buried lines, use them: flushing a line with a hose once a year tells you whether it is still running free, and finding a blockage in October is considerably better than finding it in February.
