French Drains and Waterproofing in Montgomery County, Alabama

A French drain is not a magic trench. Placed correctly it intercepts groundwater before it reaches your footings. Placed carelessly it becomes a buried pipe full of silt.

What the system is doing

A French drain is a graded trench containing perforated pipe surrounded by washed stone and wrapped in filter fabric. Water in the surrounding soil moves into the stone, enters the pipe through the perforations, and travels by gravity to a discharge point. The purpose is not to move puddles off the lawn. It is to lower the water in the ground next to the structure so that hydrostatic pressure never builds against a wall or footing.

That distinction matters when you are comparing quotes, because a shallow trench dug to catch surface water and a properly placed footing drain do different jobs at different depths, and they are frequently sold under the same name.

Exterior, interior and curtain drains

An exterior footing drain runs alongside the foundation at or below footing level and is the most direct approach. It intercepts water before it reaches the wall at all. It also means excavating the perimeter, which on a finished lot means removing landscaping, walks and sometimes a patio, so it is the most disruptive and generally the most expensive option.

An interior perimeter drain is cut into the slab edge inside a basement or crawl space, laid in stone below the slab, and routed to a sump that pumps the water out. It does not stop water reaching the wall; it collects it once it has arrived and relieves the pressure. On a finished lot with mature landscaping it is frequently the practical option.

A curtain drain sits uphill of the house and intercepts flow from a slope before it arrives. On the rolling ground north of Montgomery, around Wetumpka, Prattville, Millbrook and Deatsville, a curtain drain can solve the problem without touching the foundation at all, and it is usually the cheapest of the three when the site allows it.

Where these systems fail

  • Insufficient fall, so water sits in the pipe instead of running out
  • No filter fabric, or fabric wrapped directly on the pipe instead of around the stone envelope
  • Fine-graded or dirty stone, such as crusher run, which silts in within a few seasons
  • Discharge into a low spot that backs up rather than daylighting properly
  • Pipe run through heavy clay with no allowance for how slowly clay feeds water
  • Solid roof-runoff pipe tied into the same perforated line, which pressurizes it
  • No cleanouts, so the line cannot be inspected or flushed later
  • Trench depth chosen for convenience rather than to intercept the actual flow

The fabric detail is the one most commonly gotten wrong and the one that most reliably kills a system. Fabric belongs at the boundary between the stone and the soil, so that it filters fines out before they reach the stone. Wrapped directly around the pipe, it clogs against the perforations and the stone fills with silt behind it.

Clay changes the design

In the heavy clays of the Black Belt, groundwater moves through soil very slowly. A drain in clay does not draw water from a wide radius the way one in sand does; it collects what reaches it. That has two consequences. It argues for placing the drain precisely where the water is rather than trusting it to pull from a distance, and it argues for a generous stone envelope, which acts as reservoir and conduit while the surrounding soil feeds it slowly. A narrow trench with minimal stone in clay soil underperforms badly.

On the sandier Fall Line Hills ground north of the river the opposite applies. Water moves readily, the drain influences a wider zone, and the greater risk is fines migrating into the stone, which puts the emphasis back on correct fabric and clean, washed, uniformly graded aggregate.

Waterproofing versus damp-proofing

Damp-proofing is a coating that resists moisture vapor moving through a wall. Waterproofing is a membrane system intended to hold back liquid water under pressure. They are priced differently, they perform differently, and they are not interchangeable, though the words get used loosely in sales conversations. On below-grade walls sitting in soil that holds water, that distinction is the difference between a wall that stays dry and one that does not.

Ask which one is being quoted. Ask what the product is and whether it is being applied over a properly prepared surface. And note that neither is a substitute for drainage: a membrane holding back a saturated soil column is doing a job that a working drain would have prevented.

Do the free work first

Before excavating anything, extend the downspouts, correct the grade in the first ten feet, and pull the beds back off the wall. A surprising share of the wet-crawl-space and damp-wall calls in this market resolve at that stage, and none of that effort is wasted if they do not, because a drain system works better when it is not also handling the roof runoff. If water is still arriving after that, then a drain has a real job to do and you will know what it is.

What to get in writing

The trench depth and how it relates to footing elevation. The pipe type and diameter. The stone specification. Where the filter fabric goes. The fall over the run, as a number. The exact discharge location. Whether cleanouts are included. Whether landscaping, walks or hardscape will be restored, and by whom. Drainage work is buried the day after it is installed, which makes the written scope the only record you will ever have of what you bought.

How long these systems last

A correctly built French drain, with clean washed stone, properly placed filter fabric and adequate fall to a real discharge point, can function for decades. A poorly built one can be effectively dead in three to five years, and the failure is invisible because everything is buried. The difference is entirely in details that cost very little at installation and cannot be corrected afterward without digging the whole thing up again.

That asymmetry is why it is worth being difficult about the specification before work starts rather than after. Ask for cleanouts at the ends of the run and at any change of direction, because a line you can inspect and flush is a line you can maintain, and one you cannot is a line you will eventually replace.

Maintenance is simple where access exists. Flush the line with a hose annually and confirm water runs out at the discharge point. Keep the outlet clear of soil, mulch and vegetation, since a blocked daylight outlet backs the whole system up. Watch for surface signs of trouble: wet ground reappearing where it had dried out, or a section of lawn that stays soft, usually means the line is silted or the outlet is buried.
