Reading the crack
Hairline vertical cracks in a poured wall or slab, narrow and reasonably consistent in width, are frequently shrinkage from the concrete curing. Concrete shrinks as it cures and cracks where it is restrained; this is normal, common and usually not structural, though such cracks can leak.
Diagonal cracks that widen at one end, particularly those radiating from the corner of a window or door opening, indicate differential movement. Openings are the weak point in a wall, so stress concentrates and releases there first. A diagonal crack tells you one part of the house is going somewhere the rest is not.
Stair-step cracks following the mortar joints in brick or block point the same direction. Mortar is weaker than masonry units, so the crack takes the path of least resistance, but the mechanism is the same differential movement.
Horizontal cracks in a block or poured stem wall or basement wall are the serious category. They generally mean lateral soil pressure is pushing the wall inward, often accompanied by bowing. That is not a sealant problem, and it does not improve on its own.
Width matters as a rough triage: under about an eighth of an inch is usually monitoring territory, around a quarter inch or more warrants an opinion, and any crack accompanied by visible displacement, where one side has moved out of plane with the other, warrants one regardless of width.
Why the crack showed up in this county
Central Alabama's clays derived from Selma Group chalk are rich in expanding smectite. The Alabama Cooperative Extension System notes these soils crack open when dry and swell when wet, and the USDA describes Houston and Okolona series soils as having very high shrink-swell potential. A wall or slab sitting in that soil is being loaded and unloaded seasonally.
If the loading were uniform, nothing would crack. It never is. A downspout empties at one corner, a hardwood draws moisture from one elevation, one wall gets afternoon sun and one stays shaded, an irrigation zone runs on the front and not the back. Those asymmetries turn a whole-house soil cycle into differential movement, and differential movement is what cracks buildings.
Outside the Black Belt, in northern Elmore County and around Prattville, the same cracks usually have a different cause: erosion undermining a footing rather than clay cycling. The crack looks similar. The remedy is not.
The repair options, roughly in order of severity
Non-structural cracks are typically sealed by injection. Epoxy injection is used where the crack is dry and the goal is to restore monolithic strength; cured epoxy is stronger than the surrounding concrete, so the wall will crack elsewhere before it re-cracks at that line. Polyurethane injection is used where the crack is wet or actively leaking and the goal is a flexible, watertight seal that can tolerate slight future movement.
Cracks with active movement need the movement addressed first, whether that is piers, drainage or both, and sealed afterward. Sealing an actively moving crack simply relocates the failure to the edge of the repair.
Bowing or laterally loaded walls call for reinforcement. Carbon fiber straps epoxied to the interior face handle moderate bowing without excavation. Steel I-beams anchored top and bottom, or wall anchors tied to plates set out in the yard, handle more severe cases and can sometimes recover some of the displacement over time. Masonry that has displaced significantly may need to be rebuilt.
Track it before you panic
- Date and photograph the crack with a coin or tape measure in frame
- Mark the ends with a pencil line and note whether it lengthens
- Note whether it opens in late summer and closes in winter, which suggests soil moisture cycling
- Check the same elevation outside for a matching crack, which indicates it goes through
- Run a straightedge across the wall to check for bowing, not just cracking
- Check whether one side of the crack has moved out of plane with the other
- Get an opinion if width exceeds about a quarter inch or if a wall is bowing
Cracks that are not foundation cracks
Not everything that cracks is structural. Drywall tape joints split from ordinary seasonal humidity swings and from settlement in new framing. Brick veneer is a cladding hung on the structure, not part of it, and can crack from its own thermal movement or from a failed lintel over an opening. Stucco crazes. Control joints in slabs are supposed to crack, because that is what they are for. A contractor who can tell you which of your cracks are not worth worrying about is more useful than one who treats every one as evidence.
What to expect from a proposal
A crack repair proposal should identify each crack by location, classify it, state the method proposed for each, and say explicitly whether the underlying movement is believed to be active. If it is, the proposal should address the cause or state clearly that the sealing is a temporary measure pending that work. Sealing alone, presented as a solution to an active structural problem, is the thing to watch for.
When a crack means stop and call someone
Most cracks are a monitoring exercise. A few are not, and it is worth knowing which is which so you neither panic nor ignore something that matters. Treat these as reasons to get a professional opinion promptly rather than at your convenience: a wall that is visibly bowing or leaning inward; a horizontal crack running any significant length through a block or poured wall; a crack where one side has displaced out of plane with the other; cracking that has visibly progressed over weeks rather than seasons; a crack accompanied by a door frame or window frame that has gone noticeably out of square; or any cracking that appears alongside a floor that has dropped.
None of those mean a house is about to fall down. They do mean the situation is changing quickly enough that a measured baseline and an informed opinion are worth having now rather than after another wet season.
Crack monitors, and how to use one properly
A crack monitor is a simple two-piece plastic gauge, inexpensive and widely available, that fixes across a crack and reads displacement directly on a printed grid. One half attaches to each side, so any movement shows as a shift in the overlaid scale. It removes the guesswork that pencil marks and memory leave behind.
Getting useful data from one takes a little discipline. Mount it on a clean, sound surface across the widest part of the crack, record the initial reading and the date, then read it on a fixed schedule rather than when you happen to remember: monthly is plenty, but you want at least a full year so the record spans both a wet season and a dry one. Note the weather conditions alongside each reading, because a crack that opens through August and closes through February is telling you it is moisture-driven, which is a different problem from one that widens steadily in one direction.
Twelve months of readings turns an argument about whether a crack is moving into a table of numbers, and it costs almost nothing.
